IS IT TRUE AUGUST 4 2015

IS IT TRUE this is an extremely complicated transaction concerning the purchases by DMD/ERC,  of properties and buildings on North Main Street?  …take your time and read this post very carefully?  …once you finish reading it,  you should get an idea of the lack proper business planning that went into spending about  $907,200.00  of your hard earned tax dollars?
IS IT TRUE  the DMD/ERC paid $246,750.00 for the former Integra Bank property located  401/415 North Main?  …DMD/ERC’S original plans were to tear down the building and trade it to the owners of the Subway for the Knotty Pine lot on 506 North Main that DMD/ERC paid $19,950.00 for?  …the plan was,  once the old Knotty Pine building was purchased and torn down,  Subway owners would buy the Knotty Pine site?  …plans for Subway to  build at the Integra Bank site fell  apart?  … today’s plans are to relocate  Subway to the Knotty Pine site?
IS IT TRUE  now DMD/ERC are  not planning to tear down the Integra Bank building,  but  want to  put Echo Housing business offices in that building?  …DMD/ERC  are allowing customers of Turoni’s to continue to park at the old Integra Bank Building on a first-come first-serve basis?
IS IT TRUE the end result in this complicated  transaction is that there will not be a public parking lot at the Knotty Pine site with Subway relocating there and Echo and Turoni’s will be using the Integra Bank parking lot?  …it looks like there will probably not be much more new parking  space for adjoining businesses as a result of the $266,700.00 worth of building and land purchases by the DMD/ERC?
IS IT TRUE DMD/ERC  paid $561,750.00 for the vacant CVS  building located at 800 North Main? …DMD/ERC plans were to use this location as a Community Center with Echo Housing having its business offices in part of the building?   …DMD/ERC officials are now saying  they bought this building to tear it down?   …it would be foolish to pay that kind of money for a vacant and dilapidated  building in a questionable part of town,  just to tear it down,  creating a parking lot for 22 cars ?
IS IT TRUE the DMD/ERC’S new  strategy is for the CVS building is to tear it down for parking?  …if DMD/ERC gets 22 parking spaces from this site the taxpayers shall be paying  $25,534 per space.?
IS IT TRUE the other lots listed in this DMD/ERC  building and land acquisition summary are two (2) parking lots  located at 600/604 North Main that  DMD/ERC paid $15,750.00 for?  …this property was owned by Apostolic World Church?  … the Apostolic World Church building is presently is listed for sale and don’t be surprised to hear that DMD/ERC has  made them an offer to purchase their  building at an inflated  price?
IS IT TRUE that DMD/ERC paid $63,000.00 for the lot behind Gelhausen Paint,  located at 14 West Iowa and   …DMD/ERC agreed to give them  back the property in exchange for letting the public park there during the week?
IS IT TRUE that the DMD/ERC’S total for the original North Main plan was $907,200.00?  …that would have provided about 114 parking spots?

  1. With the Taxpayer’s up to their necks in cold water(facts) and bonded debt, one wonders HOW MUCH LONGER the Residents of Evansville can ignore the fact that the Weinzapful/Winnecke Politicos have blasted MORE HOLES IN THE BOTTOM– of the Good Ship Evansville, than even the– “as seen on TV”–Flex-Seal could patch!

  2. Excellent report, but two questions. Who actually ended up with the money, what would Riecken do?

  3. Is it just me, or does most of the corruption in this City appear to derive from Real Estate transactions ? Property purchased for the Ford Center, premature buyout of D-Patrick for the IU Med School, properties on Fourth Street for which Coures/Schaefer deemed the appraisals not a public record (in the waning days of Mr. Hafer on ERC), this spending spree on North Main, and the upcoming Downtown Hotel project . . . . highly questionable ?

    • No, it isn’t just you. It is fact. As for the “waning days” of Ed Hafer, don’t forget that his firm is part of the group that is doing the next Master Plan for downtown. I think that is going to offer cover for plenty more iffy real estate deals and is NOT needed. Evansville needs a city-wide Master Plan that doesn’t ignore the reality of sprawl and works to make the entire city more attractive to new employers and residents.

      • “Evansville needs a city-wide Master Plan that doesn’t ignore the reality of sprawl and works to make the entire city more attractive to new employers and residents.” Bingo!

    • Only a local government entity using taxpayer dollars would have paid this price:

      http://www.vanderburghassessor.org/SalesDisclosures/C82-2014-2028656/2028656.pdf

for the property at 800 N. Main Street. I really do believe that this city is currently bottom up financially and that Russell Lloyd Jr. is engaging in a stalling effort in the hope that some miracle will save this administrations hide. Where is the media on the city’s finances? The blood is in the water.

    • You bring up a good subject, about cars, that is. I have been seeing a lot of newer autos driven by people who work for local government. I suspect these are lease cars from local dealerships that are provided to these employees. I wonder just how many people working for the City of Evansville are provided with an automobile that they can take home? Excepting the METS vehicles, how many vehicles does the city currently have in its fleet and at what annual cost to the taxpayers? Do all department heads and heads of commissions get a take home vehicle?

      • Do all department heads and heads of commissions get a take home vehicle?
Pretty much. You would be surprised to know how many take home cars for evansville are going home to warrick county. Most of the take home cars and trucks are only used to drive back and forth to work. Basicly a perk not a necessity. Could be a large savings if these were eliminated.

        • Lack of any practical leadership. In the city’s current financial situation I would yank those cars faster than a watermelon in the hands of Gallagher. Especially if all they are using them for is to ride to work and back! What sort of idiots are running this city’s government?

  4. I liken the North Main project to offering a starving person a beautiful, fluffy piece of Lemon Meringue pie. The Jacobsville area is suffering from bight and high crime rates. Making Main into a Potemkin village will not change that fact.

Jacobsville needs meat and potatoes, not fluffy desserts. Clean up the blight and deal with the drug and crime to improve the quality of life for those who live and do business there! A bike path down Main to Garvin Park is not what is needed there.

      • Yep the property owners and residents along that old north pain street stretch would likely rather have a sewer system that worked in accordance to 21st century standards than a dang mural up the side of a cronies old profitless building.
BTW, looks like some summertime chain rain is moving in from the west as well. Choo, choo , glub, glub. splish, splash, the toxic stinking, poop express is rolling in again. The everyday norm in old downtown ” CSO city Indiana.”

Sad. 🙁 There is a fix, however they don’t even fathom what or how to start that process.

    • You’re rrr….rrrrr…rrright. I have said since the first hint of building an arena that street lights, sidewalks, good roads, and differentiating ourselves by targeting the felt needs of society would be far wiser than an arena. Is that what Gail is commenting to? It should not just focus on Jacobsville. In fact, the first volley should be spent where we can expect the greatest returns least it has the same returns as saving downtown.

Imagine if we helped homeowners acquire solar energy rather the a hotel they will never use? Ellsworth is circling the Vectren wagon at the mention of that.
